In this real estate training session, your coach Borino will answer a question from an agent: "So recently my wife and I lost out on a listing because the agent who was in before us told the homeowner that her home was worth more than we did. We ran extensive comps for this house, as it was in a neighborhood with many unique homes (not a newer cookie cutter type subdivision). We went over each of these comps with the owner in detail, but it was obvious that she was turned off by our difference in price. The condition of the home and comps do not in any way support a valuation higher than ours, and to be quite honest I think our pricing suggestion might have been slightly high as the owner was selling in an as is condition. Our business is not hurting in any way, but we are always trying to improve. How do you suggest overcoming an agent who is either knowingly or unknowingly misleading a homeowner on the value of their home?
